DeBartolo to Begin Phase II in Meadowlands Town Center

Release Date:
August 28, 2007

CHARDON, OH -- DeBartolo Development LLC is pleased to announce that they have begun site work for the second phase of their Meadowlands Town Center project located in Chardon, Ohio. This project will be a continuation of Phase I which includes Home Depot and Super Wal*Mart as the anchor store. This Super Wal*Mart center is the only store within the area bounded by the Pennsylvania state line to the east. Traveling south one must go to Middlefield, about 13 miles away to find another Super Wal-Mart, all of which creates a significant draw to the property.

Chardon is located at the intersection of I-44 and Route 6. The closest significant retail marketplaces are the Mentor area which is 20 minutes away to the north and the Mayfield/I-271 intersection to the west which is 26 minutes away. With this draw, it is no wonder that the Phase II section of this center is already 90% leased. As of right now, signed leases for the space provided have been agreed upon with Staples, Best Cuts by Regis, Sally Beauty, Shoe Show, Home Savings and Loan and Fashion Bug.

"We at DeBartolo Development are delighted to continue the construction of Meadowlands Town Center. These small shops are going to be a great asset to this growing community," says Edward Kobel, President and COO of DeBartolo Development, LLC.

DeBartolo to Develop Apartment Community in Lakeland

Release Date:
July 30, 2007

LAKELAND, FL -- DeBartolo Development is proud to announce that they have begun site work for their Arbor Glen Apartment project in Lakeland, Florida on July 27th, 2007. This project will consist of 12, three-story buildings with 324 units of 1, 2 and 3 bedrooms that will lie on 343,846 square feet of gross building area including a clubhouse, office and maintenance garage.

Lakeland is centrally located between Tampa and Orlando. The area offers residents and visitors a wide variety of sports, entertainment, cultural and educational opportunities. LakelandÂ’s charm creates a beautiful blend of a small town feel with the convenience and amenities of much larger cities. Just this year, a Bizjournal study named Lakeland as one of the top 10 hottest labor markets in America. Lakeland has also received the distinction of being on Money Magazine's "Best Place to Live in America" list.

The Arbor Glen Apartments will be located in Lakeland off of exit #33 on the I-4; SR33 is just south of this development. DeBartoloÂ’s market research indicated that there was a shortage of the "for rent" product in Lakeland as the market is extremely strong partly due to the population and job growth, but also due to the centralized location between Orlando and Tampa. In addition, they found that approximately 78,577 Polk County Residents commute from Polk to either Hillsborough (Tampa) or Orange County (Orlando) for employment purposes. This site is in an ideal location to capture these larger markets.

"Due to the housing costs of Orlando and Tampa, we feel that this area of the interstate is a gateway to both cities. We are happy to have this opportunity to be a part of this project and to help the community at large," says Edward Kobel, President and COO of DeBartolo Development.

Mall in Kapolei has fitting Name

Release Date:
May 29, 2007

HONOLULU--The developer of a planned regional mall in East Kapolei has named the project Ka Makana Ali'i, literally "royal gift," in recognition of the project site linked to Hawaiian royalty and leased from the state Department of Hawaiian Home Lands.

Florida-based DeBartolo Development was selected by the Hawaiian Home Lands agency last year to build a regional mall on 67 acres near the planned University of Hawaii-West O'ahu campus.

The project is envisioned for 1.1 million square feet of mixed-use space, including about 160,000 square feet of offices and a multi-plex movie theater, as well as two hotels with a combined total 300 rooms.

Erin Nellis, a DeBartolo development manager, in a statement said the firm's research showed the project site was once deeded to Chiefess Kekauonohi, who was associated with the courts of kings Kamehameha I, Kamehameha II and Kamehameha III.

Micah Kane, Hawaiian Homes Commission chairman, in a statement said the project's name is appropriate.

"In Hawaiian culture, the ali'i had the responsibility to manage the land and its resources for the benefit of the entire community," he said. "(The project) will create a unique lifestyle for the residents of the area, and at the same time, provide revenue to help DHHL accomplish its mission of serving the Hawaiian community."

Lease revenue will help the Department of Hawaiian Home Lands develop affordable housing for Hawaiians. The retail project is projected to open in late 2009.
